The Sails Hotel, Marina & Shops
The Sails Hotel, Marina, & Shops (2006-2007) is located in Fort Lauderdale, Florida on the Southeast corner of the 17th Street Causeway and the Intracoastal Waterway at one of the deepest channels on the east coast of the United States. Many of the country’s largest yachts moor at this location. The mixed-use project is designed to serve the boating community as well as the surrounding neighborhood and tourists. Boaters enter The Sails Hotel, Shops and Marina from the newly renovated docks and the Royal Palm lined promenade along the Intracoastal Waterway on the west and via the canal to the south. The shops and offices lining the Intracoastal are located on 4 levels adjacent to the dry dock boat storage facility. A glass elevator allows easy access to the offices above grade.
The dry dock facility will store 150 boats in a state-of-the-art structure. The boat storage is designed to accommodate a large variety of boat types and sizes. The storage volume is clad in a silver metal panel system with windows to allow views into the facility. Boats will be lifted in and out of the water at the southwest corner of the site by a mobile hydraulic lift. There are 5 mega yacht slips and 30 small boat slips in the west and south waterways. With visibility from S.E. 17th Street, the neighborhood ground level retail shops are lined with arcades and canopies. Office and hotel meeting space line the 5 level parking garage on the north and east. This upper volume is clad in clear and translucent panels placed between columns that break the façade into vertical bays. The south façade of the east volume is lined with 3 levels of double height hotel suites with balconies that face the canal and overlook gardens. Two restaurants and two bars are located on the amenity decks atop the east and west buildings. The amenity deck can be reached via the glass elevator at the marina or through the hotel at level seven. On the east amenity deck, hotel meeting rooms, a restaurant, bar, and pool, are oriented south and east to maximize ocean views. On the west deck, a restaurant, bar, and bar terrace overlook the cruise ships at Port Everglades. The bars and restaurants are open to the public. The 350 room hotel spans between the 2 lower volumes. The steel and glass structure is 9 levels high, floats above grade, and is partially open to the sky, creating a dramatic hotel arrival plaza that is enhanced by a linear fountain and stone paving. Three story garden terraces are defined by ivy clad columns and are inserted at 3 levels of the building on the north and south facades. Six giant sails along the north facade mark the entry to the site and help to shield the view of the causeway from the hotel guest rooms. |

Turnberry Bank
Turnberry Bank (2003-2004) is a proposed human scale, low-intensity commercial bank that is located outside of the city of Coral Gables central business district that is designed within the guidelines of the City of Coral Gables master plan as intended by its founder, George Merrick. The proposed site is on the corner of Ponce de Leon Boulevard and University Drive. A portion of the right-of-way of University Drive located south and east of lots 12 through 18, block 29 of the Coral Gables Crafts section, which amounts to 0.156 acres, is to be vacated and added to the proposed site which totals 21,003 sq. ft.
The total square footage of the proposed three story building is 15,600 sq. ft. (air-conditioned space). Turnberry Bank will occupy the 7,507 sq. ft. of air-conditioned space on level one. A drive-through teller that will be entered on Catalonia Avenue and exit onto University Drive is also proposed for level one. Level two will contain fifty-two parking spaces in an open-air garage as per the City of Coral Gables off-street parking requirements. Level three will consist of 8,093 sq. ft. of leasable office space that will be maintained and managed by Turnberry Bank. Landscaping, paving upgrades and a substantial amount of site-work are also contained within the scope of work. |
